The brakes are part of the hydraulic system and run hydraulic oil. There are 2 bleeding screws on the top of each brake, they possible could be open. The brakes are not super hard to take apart if it is an internal issue. I've never seen a lift with an internal brake leak. Otherwise the drive unit runs gear oil on the opposite side of the drive unit by the wheel
